How it works

From form to final bid — how it works.

  1. 01

    Tell us about your project

Quick form — your lot, rough scope, and ADU goals. Takes about 3 minutes. We use it to match the right contractors, nothing else.

  2. 02

    We match 3–5 vetted contractors

We hand-pick licensed, bonded, insured contractors from our network who actually build ADUs in your city. No bait-and-switch, no offshore 'lead sellers'.

  3. 03

    You get comparable apples-to-apples bids

Each contractor bids on the same scope, so you can compare real numbers — not marketing fluff. You choose who to hire, or walk away.

  4. 04

Homeowners who bid typically save 12–22%

Competitive bidding discovers true market pricing on your specific project. Most of our homeowners land 12–22% below the first quote they got solo.

Why homeowners trust us with this

Three things that make our bids actually useful.

Transparency

You see every line item.

Each bid breaks down labor, materials, permit fees, finishes, and contingency. No 'allowance' lumps that balloon later.

Vetted pool

Only contractors who deliver.

We've built with dozens of LA contractors — the ones in our bid network have a track record on similar-size ADU builds, not just 'any construction'.

No obligation

Free to request — free to walk away.

You don't owe anyone anything. If the bids aren't what you hoped, use them as leverage with your preferred contractor or just file them for later.

Do the math

The 20-minute form that saves $40K.

A typical LA ADU project runs $180K–$300K. A 15% swing on a $250K build is $37,500 — the difference between two bids on the same scope. Most homeowners never see that swing because they only get one quote.

Real outcome

I had one quote at $312K and assumed that was market rate. Ran it through ADURC's bid service and got three more between $248K–$271K. Picked the middle one with the best referrals. Saved me $50K and I didn't have to do the contractor hunting myself.

Questions

About the bid process.

Still have a question? Ask us during your free consultation.

Is there a fee to request bids?

Zero. Homeowners never pay for the bidding service. Contractors invest time in accurate bids because winning work through our network is valuable to them.

How many bids will I get?

3 to 5, usually. Enough to establish a real pricing range without overwhelming you. If your project is unusual (very large, very small, or on a tricky lot) we may send fewer, more-specialized bids.

How long does it take?

You'll typically have your first bid within 5–7 business days and all bids within 10–14 days. Complex scopes may take longer — we'll tell you up front.

Am I required to hire one of the bidders?

No. You can hire any bidder, none of them, or use the bids to negotiate with a different contractor you already know. Our goal is to give you leverage and clarity.

Who are the contractors?

All California-licensed, bonded, and insured. Most have completed 10+ ADU projects in LA or surrounding counties. We share each contractor's license number, past-project gallery, and client references alongside their bid.

What if I already have a contractor in mind?

Still worth getting comparison bids — it's the cheapest way to pressure-test the quote you were given. We've seen a second-bid comparison save homeowners $40K+ on a single project.
