How much does an ADU cost in Los Angeles?

What drives ADU cost up in LA?

Sloped or tight lots, long utility runs, panel/service upgrades, luxury finishes, and difficult access. Flat, accessible lots with a nearby panel and standard finishes keep costs down.

Is a garage conversion really cheaper?

Does the estimate include permits and soft costs?

The high end of our range includes soft costs (architecture, engineering, permits, utility taps) and an ~8% contingency. Hard cost alone is about 20% lower.
