Building an ADU in Sun Valley

Many Sun Valley homes have enough yard space for a detached ADU. Most of the neighborhood is flat, but the planning area also takes in La Tuna Canyon, which climbs into the Verdugo Mountains. Owners are building: the Sun Valley-La Tuna Canyon planning area went from about 409 ADU permits in 2023 to about 491 in 2025, per state housing reports.

Next door in Burbank we built a Spanish-style ADU, and to the north we built a 3-bedroom ADU in Lake View Terrace and a two-story ADU in Tujunga. We've also built in Van Nuys.

Construction comes with a fixed quote. You work with one project manager the whole way, from the first drawings through final inspection, and we'll help you sort out financing if you need it.

Local know-how

What to know before building in Sun Valley.

LADBS, not Burbank

Sun Valley is in the City of Los Angeles, so plans go through LADBS even though Burbank is next door. LA's Standard Plan program is available here.

Big yards

Larger Sun Valley lots can often fit a 2- or 3-bedroom detached unit. Our floor plans show what those layouts look like.

La Tuna Canyon hillsides

Lots up in La Tuna Canyon and the Verdugo foothills can be steep and inside a very high fire hazard severity zone. That brings fire-rated materials and possibly an engineered foundation, so we check the parcel first.

Utilities on older lots

Some older Sun Valley properties need an electrical panel upgrade or a longer sewer connection to serve an ADU. We look at that in the first design pass. The permit roadmap explains the steps.

Questions

Sun Valley ADU questions, answered.

Still have a question? Ask us during your free consultation.

Is Sun Valley part of the City of Los Angeles?

Yes. Sun Valley, along with La Tuna Canyon and Stonehurst, is in the City of Los Angeles, so ADU permits go through LADBS. Burbank is right next door but is a separate city with its own permit office, so it's worth confirming which side of the line your lot is on.

What does a Sun Valley ADU cost to build?

We charge a flat $275, $300 or $325 per sq ft for construction, depending on finishes. That makes a 600 sq ft one-bedroom roughly $165K–$195K. Utility work such as a new electrical panel or a long sewer lateral can add to the fixed quote, and we identify it during design.

Can I convert my Sun Valley garage into an ADU?

Often you can. Converting an existing garage reuses the structure and doesn't require new setbacks, and our conversion rates are $235–$285 per sq ft. We check the slab, framing and wiring first, because older garages sometimes need upgrades to become living space.

What if my lot is in La Tuna Canyon or near the Verdugo Mountains?

Those lots are a different project from the flat streets around San Fernando Road. Hillside parcels can be in a very high fire hazard severity zone, which calls for ignition-resistant construction, and slopes may need grading or an engineered foundation. Street access and LA's hillside fire-zone rules also matter, so we check the parcel before designing.

How many ADUs can I add to my Sun Valley property?

Many single-family lots can take a detached ADU plus a junior ADU of up to 500 sq ft inside the house. Multifamily lots can often add more than one ADU. We confirm the options for your parcel at the consultation, because ADU rules change.
