Building an ADU in Granada Hills
Granada Hills stretches from the flat blocks of the north Valley up into the foothills of the Santa Susana Mountains. Down on the flats an ADU is mostly a question of layout. In the foothills, slope and fire hazard zones shape the design. The neighborhood also has Balboa Highlands, a City of LA historic district of Eichler homes, where new work goes through extra review. The Granada Hills and Knollwood planning area saw about 335 ADU permits in 2025, per state housing reports.
ADU Resource Center designs, permits and builds ADUs with one in-house team. Our nearest projects are in Lake View Terrace, where we built a 1,200 sq ft, three-bedroom ADU for three generations of one family, and in Van Nuys and Tujunga. In Tujunga we've built on a hillside lot and under tall trees with a paver patio. See our Tujunga page for that work, or our Northridge page for the area just south.
Each project gets a fixed quote before construction and a single project manager through final inspection. We'll also help you work out financing.

Local know-how
What to know before building in Granada Hills.
City of LA permits
Granada Hills ADUs are permitted by LADBS. LA's Standard Plan program offers pre-approved designs that can shorten review on a simple lot.
Balboa Highlands HPOZ
The Balboa Highlands Historic Preservation Overlay Zone covers 108 Eichler homes built in the early 1960s. Projects there are reviewed against the district's preservation plan, so the ADU's design has to fit the tract.
Foothill and fire-zone lots
LAFD's very high fire hazard severity zone includes parts of Granada Hills in the hills. Expect ignition-resistant construction, and on a slope, possible grading or retaining walls.
Steady permit growth
ADU permits in the Granada Hills and Knollwood planning area climbed from about 232 in 2023 to about 335 in 2025, per state housing reports. Our permit roadmap walks through each step with LADBS.

Which office permits ADUs in Granada Hills?
Granada Hills is in the City of Los Angeles, so LADBS issues the permit. If your home is in the Balboa Highlands historic district, the design also goes through the HPOZ review process. We prepare and file everything and handle the plan-check corrections.
How much will my Granada Hills ADU cost?
Our flat construction rates are $275, $300 and $325 per sq ft for basic, mid-range and luxury finishes. That puts a 600 sq ft one-bedroom at roughly $165K–$195K to build. Foothill lots can add grading, retaining walls or fire-zone materials, and we include those in the fixed quote.
I own an Eichler in Balboa Highlands. Can I add an ADU?
Possibly, but the HPOZ adds a review step. Balboa Highlands is a City of LA historic district of 108 Eichler homes, and new work there is reviewed against its preservation plan. We'd design the ADU to fit the mid-century look of the tract and confirm the current review requirements before you commit.
What changes if my lot is up in the foothills?
Parts of Granada Hills are in LAFD's very high fire hazard severity zone. An ADU there needs ignition-resistant roofing, vents and siding, and a sloped site may need a soils report and engineered foundation. We look at the parcel before design so those costs show up early.
Can I fit a three-bedroom ADU on my lot?
On a larger lot it's often possible. State law allows detached ADUs up to 1,200 sq ft on many lots, which is the size of the three-bedroom unit we built nearby in Lake View Terrace. Your setbacks and slope decide what fits, and we check that first.
