Hi, friends. This is Danny with ADU Resource Center, and today we are in Sierra Madre, and I'm with Steve. Steve- Hey ... uh, he built two ADUs, uh, both 750 square foot. One is a two bedroom, two bath. One is a two bedroom- One bath ... one bath, right? Yeah. Um, so I noticed that this is a multifamily property. So y- this was a duplex prior to beginning? Yeah. Okay. Um, I, we have a lot of customers that said, "Look, I have room for two ADUs. I don't know if, A, I could do it. Will they fit? And can I afford it?" Kind of in that order, right? Absolutely. Can you just kind of walk us through, I think you're doing the projects with your, your family. Yeah. It's, it's a gr- a family event. So, yeah, we bought this property. My parents actually live in the unit next door. Uh, we were renting this one out. When this tenant left, uh, this tenant had a side yard. Um, so when this tenant left, we thought, "Okay, we're not getting rent from our parents. You know, this, the, that rent is not really gonna satisfy the mortgage. Let's try to build an ADU." So none of us really knew, um, where to start, what to do. We called a contractor over I, I found on Yelp. The guy came. He was kind of lost. He didn't really guide us any, any direction. So we were kind of, we were kind of discouraged, and I just Googled ADU. Um, ADU Resources popped up, and I think Mi- Michael, Mike C.- Michael- Yeah ... Michael Kormokos. So he's the one that- Mm-hmm ... came, and when he came it just, uh, he's the one that told us, actually, you could build two ADUs. We didn't even know we could build two ADUs. And, um, the, the one thing that, uh, made both- Is there somebody else in the- ... me and both my brothers kind of just trust in Michael is just, it was a turnkey, hand-holding, you know, we're like every other consumer. We didn't really know where to start, what to do. But with ADU Resources, they said we can, from start to finish, the permitting, the designing, all the way to the end, where, you know, we have contractors as well. So it was really like, uh, just a full service in, in that area, so. You know, I think maybe the contractor that you met with initially- Yeah. I, w- we see two things happening out there. If it's just a contractor, he knows nothing about design or architecture. Yeah. And if it's a contractor that's, you know, does custom homes or track homes, he knows nothing about ADUs, or the ordinances, or the, the, the, the city inspection processes. So I think what we provide at ADU Resource Center is a white glove concierge service that handles every detail of that. And we don't dabble. We actually know what we're doing. Yeah. So we have 10 architects on staff that are all ADU-specific, and we have 20 contracting teams that do nothing but build ADUs, right? So repetition is a good teacher. We're up to over 500 projects now in Southern California, so I'm glad we got you. Um, tell me this, your experience on the design phase part, when it was sitting down and Mike says, "Hey, I think you can build two ADUs." Once we get past the logistics and we know they'll fit, how did you, how did you like designing the floor plans? So, to be honest, you know, it's three of us. Um, I was the only one that, when Michael left, said, "Hey, two ADUs. Two's better than one." Both my brothers were like, "Who's gonna live this close to each other?" I mean, they couldn't really visualize it. Neither could I. Uh, but Michael said, "Look, guys, we know what we're doing. Uh, you could build two ADUs here. It's gonna be phenomenal. There's gonna be plenty of space. No one's gonna be on each other." And, uh, now everyone that sees these ADUs are just blown away, how, you know, "Hmm, who came up with it?" Or, "How are you able to put two ADUs here?" Yeah, yeah. Um, and then Michael, from the beginning, uh, I think we signed on on a Monday. Tuesday he had a guy here measuring everything. By Wednesday or Thursday, he was already sending me and my brothers, like, rough drafts and stuff like that. So, and the layout looked good. Yeah, yeah. Again, it was really turnkey. Uh, I'm in sales. I always say this, "I'm in sales, so I hate being sold," and I always have a fear of being sold. So even when Michael was saying all these wonderful things, we were like, "Well, you know, is it, is it just him talking, trying to get our business?" But no, you know, he delivered on everything. You guys delivered on everything. It's, from start to finish, it's been, you know, uh, step by step, you know. The timelines he mentioned, for the most part, were right on track. Right. Um, and just professionalism from the beginning. Thank you for the kind words. Um, when the transition goes from design to construction- Uh-huh ... was the handoff smooth? Uh, sorry, from design to construction? Design, yeah. Yeah, so, uh, when the time came where we had approved plans and we needed a contractor, um, Michael I think had two that he recommended. We- And you wound up with Vince. Yeah, we wound up with Vince, and, uh, I couldn't be happier. Uh, that was the other, that was the other part. Other people came, uh, because actually, you know, Vince really talked about quality, and he talked about a lot of other things, and Vince had actually built an ADU for a friend of mine, so I had that as well. But, um, I had other people come in at way higher prices, and when I said, you know, "This is what I'm being quoted," they said, "No way. For that price, you're not gonna be able to get, uh... This is gonna happen, that's gonna happen." You know, everything's been smooth on Vince's part. Um- Beautiful, beautiful ... yeah, no issues there. How about this, do you have, now that you've got a little experience, 'cause your project, I mean, it looks like you're getting close. Yeah. So you have maybe one or two boxes to check, and that's it. You're done, right? Yep. So, um, now that the journey's over, I'm sure you were a little nervous in the beginning, 'cause we don't know what we don't know. The people watching the video, they don't know. They know they wanna do it, but they don't know how to get started. They're not sure. They don't wanna make a mistake. That much we know. What advice can you give beginners that are watching the video that says, "Look, here's what I learned along the way. Here's some tips or tricks," or something like that? So I think we're all in the same boat when it comes to ADU. Everyone's talking about it, especially in the LA market, and we all wanna do it, 'cause it sounds so great. But just like us, me and my brothers, we didn't really know where to start, what to do. And w- I feel like we started off wrong by getting a contractor that-He literally stood here and didn't really know what to do. Um, but the important thing is there are a lot of steps to it, and, you know, going with someone like ADU Resource where they'll take care of every step, I think that's the most important, important thing, because, you know, time is money. So if, if you're gonna do one s- you know, let's say just get an architect and then have to go and get, pull your own permits and stuff like that, um, you're gonna get discouraged. You're gonna lose time. Uh, with ADU Resource, it was a one-stop shop. Nice. Nice. I appreciate it. Thank you. Last question, if you did it all over again, would you recommend ADU Resource Center? I'd, I'd... Not doing it over again. I plan on doing it over again, actually, but I've been recommending ADU Resources since, uh, probably, you know, six, seven months now, since we did.
